UNIQueCo Property Valuers — professional valuation expertise you can trust.
A professional property valuer provides an independent, objective and well-supported opinion of your property’s value. Unlike an estate agent’s selling-price estimate, a formal valuation is prepared by a qualified and registered professional and can be used for important financial, legal and property-related decisions. You may require a property valuation for: Buying or selling a property Municipal valuation objections and appeals Building insurance and replacement-cost assessments Estate administration and inheritance Divorce or other legal proceedings Capital Gains Tax and financial reporting Investment and rental decisions Expropriation and compensation claims Auditing and asset-register purposes Loan applications and negotiations Market value, municipal value and insurance value are not necessarily the same. A property valuer determines the correct type of value for your specific purpose, using appropriate market evidence and recognised valuation methods. Know what your property is really worth before making an important decision.
A registered property valuer is professionally qualified, regulated and required to follow recognised valuation standards and ethical principles. A registered valuer provides: An independent and unbiased opinion of value A properly researched and motivated valuation report Appropriate valuation methods supported by reliable market evidence Professional accountability and ethical conduct A report suitable for financial, legal, taxation, insurance and municipal purposes Greater protection when making important property decisions Unlike an informal estimate, a professional valuation considers the property’s location, condition, improvements, permitted use, comparable sales, market conditions and income potential where applicable. Your property is a major asset—make important decisions based on professional evidence, not guesswork.
